If you've been following our blog you know that we have started a new renovation project "GASPARILLA",  a historic renovation located in the City of Fort Myers.  A beautiful old home built about 1925 with a guest house on a huge lot located on one of the most sought after neighborhoods in the City.  As historic renovators it is always our objective to maintain the old charm of the house and restore it with all of today's modern conveniences.  

As with many projects of this nature the initial evaluation of the project proves not to be accurate once you get underway and can evaluate thoroughly what actually exists.  Gasparilla is no exception.  Once we were permitted to start the demolition and got into the structure to examine it's integrity we found the old guest house is gonna have to come down.

The old structure is just not sound and the effort to get it into good structural condition is just not financially feasible.  We are better off to tear it down, wipe the slate clean, and start anew.

As you can probably imagine by seeing the blue tarp on the roof, the structure has been pounded with summer rains, probably for years.   By taking the guest house down we will have the ability to create an addition to the main house that will make it everything it should be.

It is our plan, at this point, to put an addition in the general vicinity of the old guest house that will frame one side of the new pool area and allow a great location for a new outdoor kitchen.  The new addition will also house the new laundry room, breezeway, butlers pantry, 2 new bedrooms, new bath, workout/rec room and a 1 1/2 car garage.  The grand plan should include 5 bedrooms, 4 1/2 baths, and a 5 1/2 car garage.  With these new ideas in mind we are proceeding forward with the building plans for the new addition and renovation of the main house structure, which is in excellent condition.  Stay tuned for more as we proceed.

TRIAD GROUP'S HISTORIC RENOVATION IN FT. MYERS, FL

If you follow my blog you know that we recently completed a historic remodel in Seminole Park, Fort Myers.  The job turned out great and we have jumped into our next historic renovation project known as "Gasparilla".  Located in one of the finest neighborhoods in old Ft. Myers it is a great house with great bones.  Can't wait to get started on it.

FRONT ELEVATION BEFORE RENOVATION

The house was first on the tax roll in 1925 so it must have been constructed around that time.  It currently has 4 bedrooms 2.5 baths, and is 3994 SF of living area.  The property also contains a free standing guest house.  The house has been unoccupied for quite sometime and allowed to fall into a bad state of disrepair.  In addition, the layout of the home was desired in days gone by but will not be suitable for todays active families.  As with all of our historic renovations we seek to "wipe the slate clean" and design the build back so that the home will suit todays families but keep it's old time charm.

From the photos you can see what a challenge this renovation will be, the guest house has also been unoccupied for quite sometime and we are currently evaluating how it will fit into the overall layout of the project.

THE BACKYARD AND REAR OF HOUSE

The home is situated on a huge lot with an easement behind, no close neighbors to the rear.  It is our plan to incorporate a breezeway, outdoor kitchen, pool/spa and large outside deck and recreation area that will really make this house a home.  Stay tuned for more as we progress through the project.  Once our final building plans are complete we will be ready to go to permitting and get underway.  Looking forward to it, hope you will follow our progress!

TRIAD GROUP'S HISTORICAL RENOVATION IN FORT MYERS

DRYWALL & STUCCO

Since our last update lots of progress has been made on Triad Group's historical renovation project in Seminole Park.  The plumbing, electric, HVAC, and low voltage is completely installed as is all of the insulation.  The walls have newly finished drywall and trim is now being installed.  The trim was carefully selected by the owners to replicate the style of the period when the home was originally built.  The home will feature crown molding, 9" baseboards, 6" door casing, jamb and casing of all windows, solid core raised panel doors and bead board on select ceilings.  To maximize the architectural impact of trim such as this it is important that it be finished properly.  Triad Group will apply a procedure of priming, sanding, and finish coating that will result in a furniture finish.

We have also been working on the outside of the structure over the past month.  Part of the job included new stucco on the entire outside of the home.

The new stucco made a dramatic difference to the outside of the home.  After months of working on the infrastructure of the building to maximize the homes functionality and to modernize it, you can now start to see the finished product and how much real progress has been made on this very challenging project.

At this point the stucco is curing, once the proper PH is attained the structure will be ready for paint.  Next time we will have pictures of interior trim in place and painting being done.  When the exterior painting is complete we will proceed to finish the roof, put the decks in place and landscape.  We will keep you updated with photos as we progress.
